Potential Pre-Foreclosure Deal

Hello everyone. I need help with this please. I have a potential pre-foreclosure deal and I need help to know how to structure the deal. The house belong to a friend, it is located in the DC area. He owes about 10k (amount needed to get out of foreclosure), total amount owed on the house is around 180k and house is worth 328k (according to Zillow)

How should I go about this please?

Why can't your friend sell the house?  He owes 180K and the house is worth 328K.  How far behind is your friend?
