Short sale on this property, what the heck am i suppose to do next?

ok got a call from a lady today, she has a multi family unit that has $120,000 mortgage due on it, bank said they are willing to do short sale for it. My question is how can i flip this to an end buyer? Is there such a way to do with short sales? Any advise would be appreciated, i have no idea what to do next after this......
