Estimating rehab on larger MF underwriting.
Hi BP fam!
I am underwriting various deals in the 30 unit range in the Charlotte, NC market (one of which is off market direct to seller) and I wanted to get the opinion on how the BP community goes about estimating rehab on each deal they underwrite (20 units+). Surely you don't always walk the property with a PM on every initial under writing do you? Im trying to figure out how to estimate my rehab budget on my initial underwriting.
