4 Party Joint Venture 2 Loan Signers/2 Cash Investors

Has anyone formed a JV with 4 partners?


I was looking at a duplex and I wanted to find a potential partner for the deal. 

2 of which are signing for the loan.

The remaining 2 partners are not on the loan & provide the 20% down payment. 

4 person member LLC

62% of the LLC is owned by the loan 2 signers

38% of the LLC is owned by the 2 investors

Ownership of the building is split 25% each LLC member.

Suggestions? Is there a better way to do this
