HUD deemed affordable housing; any good for investors?

Hello bigger pockets,

HUD money is coming to the Tampa Bay area by the millions. with the caveat that a portion must go towards HUD approved affordable housing.

From an investing standpoint, are there any big lessons you all have learned when dealing with these types of units?
