LOI terms for 6 unit

Submitted an LOI on a 6 unit multifamily with 1% earnest deposit, 45 day study period and closing 45 days after study period. Seller countered by increasing our offer by 10k and the earnest deposit to 5% (30k). Seller also reduced closing to 15 days after the end of 45 day study period and added two extensions available 15 days each with additional non-refundable deposit of $10,000 each. We're okay with $10k increase in price (still below asking price) and are also willing to increase the earnest deposit but not to the full 5%. We're also willing to do 30 day study and close 45 days after. We need an extension clause but are not willing to do non-refundable and definitely not for 10k per extension. Any thoughts on our counter or suggestions for extension or other considerations??
