@Matt Sledge

Both are quickly turning into dense, urban metropolitan cities with high appreciation rates. I would caution you when underwriting St Pete deals (basically a peninsula by itself) and Tampa properties near the water, in the wake of Hurricane Ian I am noticing my clients getting drastically higher insurance quotes on their new LTR and commercial STR policies.
