Non QM refi VS Traditional Capital Stack

Good afternoon all,

Wanted to get some feedback on an exit strategy for Multi Family deals I am working on. 

I am weighing up the options of going with Non QM cash out refi debt (the way I've always done it) VS possibly moving into a Capital Stack structure with lower LTV traditional senior, some mezz and my money in behind (usually 25%) as the equity piece.

Any thoughts?
