Small Multi Family Coaches/mentors? 2-4 units.

Hi BP community!

I wanted to see if anyone is familiar with or can recommend paid mentorship programs or coaches for small multifamily unit investing (2-4 units).

In my research, I’ve found that most mentorship programs or resources I come across are geared toward large syndication apartment building purchases or other types of investments, such as short-term rentals, medium-term rentals, single-family homes, Section 8, or fix-and-flip projects. None of which currently, I am interested in.

Unless I’m overlooking something, I haven’t been able to find mentors who specialize in helping rookie investors navigate the small multifamily space for properties no larger than four units.

If you have any recommendations for helpful programs, coaches, or resources you’ve had success with or heard good things about, I’d greatly appreciate it.

Run from paid gurus! Residential investing is not rocket science, knowledge is not the issue: there are many good books out there that walk you through every detail you need to know. And then you have BP and an army of experienced investors happy to answer your question or poke holes in your deal before you pull the trigger..

Be honest with yourself, are you looking for moral support? Nobody ever went broke over a duplex, I know this now,  but I have to admit I had some serious doubts about this when I started 16 years ago, I bought every course I could find, already on CD's, this was post cassette tapes lol, and I paid RichDad Education for a one year coaching program (turned out my coach was a girl in a call center without any actual experience). My agent was a very nice older lady, but no idea about investing, it all worked out and once the first rent checks started coming in started gaining some confidence. This is where everyone started.

Residential investing is very forgiving by nature, you have to try hard to really screw it up. Buy a quality property, stay away from the hood, rehab it as if you would move in, take your time picking a tenant, you'll be find.
