Passive multifamily investment?

I'm big on passive multifamily investment, have a portfolio of LP stakes spanning 8 states and over 2200 doors. Would love to connect with other people either interested into getting into this area of investment or actively participating in this area of investment and open to swapping strategies.

I am looking to get into multifamily but from the gp side after being in SFR for 20 years. I am trying to learn as much as I can about raising capital and building an investor first structure with no debt or GP fees to siphon of capital before lp sees returns. I am always interested in learning from what open minded creative investors are expecting in return. If stable monthly income and upside appreciation with moderate hold periods with 8 to 12 % returns or if just chasing 15+ irr is the goal. Happy to talk and swap ideas and learn from each other.
