Property management double dipping?

sorry for the long post....


I need to hear from some of you before I find myself getting too upset over this. I'm an absentee owner of a multifamily property in Oklahoma. I've been using the same management company for several years. Recently there was an issue that popped up over lawn care and some mistakes that were made by the landscape company. There are vacant lots that join my apartments and evidently the lawn crew mowed a substantial (several acre) portion of this lot. The grass on those lots is cut and the grass baled as hay for livestock, we don't pay to cut it, we make money from the hay sales. The property manager knows this as it's always been this way. When I asked for an explanation, I was told a bunch of different stories, none of which made any sense. I asked to speak to the lawn company to get a straight answer and was told someone would call me or I would get their number, neither ever happened. I decided to look through the monthly operating expenses and found the name of the landscape company.....and here's the kicker....it's owned by the property manager that I had been dealing with over this all along! I'm in total shock now and don't want to overreact but I was flat out lied to and betrayed. What do I do???

@Tab Teehee who's the broker/owner of the PMC?

Request a chat with them and ask what they plan to do about this. Politely question their integrity and make it clear this may lead to termination.

Be prepared to terminate if they delay & deflect - so, start interviewing other PMCs NOW.

They should admit to their mistake and compensate you.

Remember, it's not what someone does when things are going well, it's how they react when mistakes are made!
