@Bryant Brislin I would even consider doing a mobile/manufactured development if I thought the city would go for it, but being that it's surrounded by established angle family residential, I'm sure there would be a lot of resistance from existing property owners.

Hi all,
I own a 17 acre parcel of high density residential zoned land in Pryor, Oklahoma. It's an infill parcel that's flat, cleared and surrounded by all utilities. Pryor is a rural community about 35 miles from Tulsa. Growth there seems relatively flat even considering the addition of the Google data center and being home to the country's largest rural industrial park, the Mid-America industrial park.
There hasn't been any new residential development projects there in many years with the exception of a few outside of the city limits, consisting of larger homes on larger lots.
I keep wondering if a gated community of zero lot line homes would be a home run there if costs could be kept low enough? There isn't anything like that in the area and I feel that there is a huge need for lower maintenance, entry level housing, for both first time buyers as well as retirees. How can I approach this to see if my vision might have merit?
Unfortunately I don't live in Oklahoma but rather in Florida, so that complicates things a bit.
Would greatly appreciate your input as I've never been down this road before.

@Theresa Harris they definitely 100% know where the boundaries are and this "mistake" has never been made by previous lawn companies, only this one, the one owned by the manager. The issue isn't that a lawn company made a mistake, the issue is that the manager that owns the lawn company never indicated that they owned it, gaslighted me by saying she would have someone from the lawn company call me, when of course it was her. I don't believe most people are understanding the issue here. My faith in their integrity, honesty and transparency has been severely damaged.

@Theresa Harris this is in a rural area and the apartments sit on a 8 acre parcel surrounded by 27 acres, it's been this way since the 70's

@Adam Bartomeo it's not the management company that owns the lawn company but one of their managers, the one that flat out lied to me about the entire mishap with the mowing that was done by her own company. Icing on the cake, she's just announced she's leaving the company to pursue other opportunities. I need to address the issue with the owner of the management company

@Ned Carey I guess I should clarify that the lawn company is owned by one of the property managers and not the owner of the management company. I've also been made aware that the manager with the lawn company is leaving the management company to pursue other opportunities....go figure.

sorry for the long post....
I need to hear from some of you before I find myself getting too upset over this. I'm an absentee owner of a multifamily property in Oklahoma. I've been using the same management company for several years. Recently there was an issue that popped up over lawn care and some mistakes that were made by the landscape company. There are vacant lots that join my apartments and evidently the lawn crew mowed a substantial (several acre) portion of this lot. The grass on those lots is cut and the grass baled as hay for livestock, we don't pay to cut it, we make money from the hay sales. The property manager knows this as it's always been this way. When I asked for an explanation, I was told a bunch of different stories, none of which made any sense. I asked to speak to the lawn company to get a straight answer and was told someone would call me or I would get their number, neither ever happened. I decided to look through the monthly operating expenses and found the name of the landscape company.....and here's the kicker....it's owned by the property manager that I had been dealing with over this all along! I'm in total shock now and don't want to overreact but I was flat out lied to and betrayed. What do I do???
