Looking to invest near Binghamton University (Upstate NY)

I've been looking at several areas in which to invest in multi- or single family homes priced around $100K to $150K.  I was advised to look at Binghamton, specifically close to the SUNY Binghamton campus, which would most likely equal renting to college students, or the UHS Wilson Medical Center for medical students and/or medical professional tenants.  If you rent in Binghamton, I would love to hear your point of view.
