Investing in commercial MF w/ no income but cash at hand

I've come across conflicting answers regarding my issue. Do loan providers need an income source from the buyer when it comes to commercial MF generating reasonable cash flow? I am looking to invest in MF but have no income. However, I do have a reasonable amount of cash at hand and can also partner up with a couple of people. Of course I can always use my partner's income to fulfill the requirements but I'd like to know whether I can venture out on my own.
