Bay Area Investor Looking at Sacramento Apartments

Curious to hear what Bay Area investors think about the Sacramento market for a multi-family property. I'm a bit out priced in Oakland and other but Sacramento seems like a decent option. I've heard from a few brokers that the rental market is a bit weak but market forecasts and projections seem to tell a different story. I understand Sacramento is a HUGE area but would love some other thoughts.
