Multi-family properties location in the Metro Atlanta
Hi all,
I just relocated to the Atlanta metro area (Smyrna) about 3 months ago. My goal in REI is to buy and hold small/mid multi family properties with value add potential. I am trying to figure out the location to focus on, and I will really really appreciate with you can chime in.
I am looking for locations with strong rental prospects, low vacancy and less crime. I'd like to get ideas on what areas to focus on, where I can drive and inspect the area. I need help narrowing it down.

Hello @Germain Mopa. Welcome to Atlanta. I'm more familiar with the North/Northwest areas of Atlanta as I live in Kennesaw. I think Smyrna, Mableton (seems to be transitioning from C to B/B+), I also think there's value in some of the 2nd tier school districts like Kennesaw Mt (Tier 1/2), Wheeler, McEachern, Sprayberry, Marietta HS. They don't perform as well as others but have great locations and more rental prospects than the top schools which seem to be 95 to 99% SFR and Townhomes. I also love anything in Sandy Springs & Dunwoody. Let me know if you ever want to JV on a deal you find. I'm interested in similar.
