FSBO seller -- questions about seller financing.....

Hello,

I recently saw a FSBO sign in the yard of a 4-plex. I looked up the sellers info and they live in the Chicago area and I am located in the Lexington, KY area. I am going to call them Monday and would like some advice on questions to ask them about the property.

My goal is seller financing...

What paperwork/forms about the property do I need to ask for when I call? 

Would using a tweaked direct mail caller script for this call be a good idea? 

Any other advice or help would be appreciated!

@Isaiah Freeman, nice work on locating a promising situation!

Try to ascertain how motivated a seller he is... why is he interested in selling at this time?

Not sure what is in your direct mail caller script, but most of the same information must be gathered between direct mail responders, or any other seller.

Also ask about rent rolls for the last 12 months along with a copy of the leases. This will give you some information to determine if the price they want is fair, good, or bad.

Finally, try to pin them down on a desired price, and ask if they would be amenable to seller financing.
