Cash Purchase then ReFi for Rehab

Look for feedback on my strategy to pay $50k for an 11 unit multi family property that would generate a maximum gross monthly income of $4400.

Once I purchase to property I plan to do a quick refi for the approximately $75k needed to rehab to property.

Any recommendations on the strategy and options for the refi will be greatly appreciated.

@Travis James where does one find a multi-family for $4.5k per unit $11k per unit rehabbed? I would partner/loan on that if such a thing existed outside of a war-zone. Feel free to PM me the details and I'll take a look at it.
