House hack hunt, DFW area

Hello everyone,

I have lately been in search of multifamily properties in order to house hack. The idea is im trying to swap out my current mortgage (some 1300 a month) for something less or nothing at all while gaining landlord/management experience. I have more interest in 4plex than duplex. I also want to use FHA for this property.

The common issue I have found is that most multifamilies are being sold with 100% leased out. It would be hard for me to househack if I cant move in. I also cannot use FHA if I dont live there for the majority of the time.

I would like to know if anyone has been through this scenario before, where they find only full properties, and what did you do to work around it. Or if anyone has any idea better than waiting for one tennant to not renew the lease. 

I am open to all comments and ideas.
