Small Balance, $250,000 - $750,000 Lenders, who do you use?

We frequently have properties offered to us off market in the $250k-$750k range but finding decent lenders or investors is a slight challenge.  Does anyone have any recommendations as we have several properties under contract around $500k and less and need to find lenders asap.  Appreciate the time and recommendations.

Jerry, multi-families small balance loans mainly and financing that makes sense below 7% with longer terms as we buy and hold.  This property is 98% occupied, just badly managed and rents are no where we they need to be so it won't take long to get things right.  Just need a good lender.
