Buy and Hold Mentor/Guru Programs

It seems like all of the real estate coaches/mentors/gurus focus on wholesaling or fix and flip. Are there any Buy and hold mentor programs out there? Programs that focus on multi family? I do see the value in spending some money to learn from someone who has been there before you.

There is plenty of multifamily education out there but much of it is focused on 3-5 year syndications not necessarily long term. 

Try Ken McElroy, Dave lindahl, Joe fairless, jake and gino, olde capital and Brad sumrok.

You don't need a "mentoring program" to obtain knowledge to be a buy and hold investor.  Take some college real estate investment courses and seminars.  NYU offers them, some online, through their continuing education and professional studies department.

If you still need help, hire a real estate counselor, with the CRE designations. They charge by the hour or project to provide UNBIASED advice, not motivated by selling you something. Through the CRE you can engage a buyers broker to find properties that meet the criteria suggested by the CRE.

I know my advice is unconventional in today's instantaneous knowledge, instant satisfaction, guru worship environment.  However, here is what I have found to be true in my 40 + years of real estate investing, financing, and syndicating

1- 95% of the "gurus" have never been successful doing what they pitch; they've created a program to entice the average Joe to part with money they don't have.  Their "record" would never stand up to anything resembling investigation

2- Half the gurus are not real estate people at all; they are unsuccessful actors fronting for a seminar company.

3- The basics of successful investing in real estate have not changed in one hundred years.

4- Learning, understanding, and experiencing the basics of real estate finance, real estate law, and property management will provide the foundation for a successful investing career.  When all the fancy guru crap is long gone and useless, the basic foundation of real estate principles will still apply.

 Another term you might look for is "Subject To" - it is similar to "Buy & Hold" (the focus is on "cash flow") but is a little more complex and is most successful when taught. There is a lot on BP about "Subject To".
