Multi-Family in Boston metro/Lexington Massachusetts - Buy&Hold

Hello friends,

I am planning to buy a multi-family (4 to 24 units) in Boston metro/Lexington (other surrounding areas) Massachusetts for buy and hold. Time frame to buy is four months. Any suggestions/guidance/advice which can help me during the process will be welcomed.

I'm curious to understand why you are looking in the Boston/ Lexington region for a buy and hold when you live in New Jersey.  I believe there are multi family  deals to be found around here but there is stiff competition and low cap rates in the current market cycle.  I have 12 units in the area, and have been researching other regions with better cap rates To 1031 my property into.
