An ideal way to structure partnerships

Hey!

I just wanted to get some input on what a good way to structure multifamily properties could be. If we want to offer a 6%-7% preferred return to our investors, what should be a good equity split? And let's say we don't offer a preferred return, straight equity, what would be some good averages?
