Should I Invest in Multi Family in Stewartville MN?

Rochester MN, home of the Mayo Clinic, is getting a $6 Billion investment to create a "Destination Medical Center." About 45,000 jobs will be created as a result.  Stewartville is a small town 8 miles to the south.  Does anyone have experience in that market?  I'm searching nation wide for multi family in the $2mil range.  I would love to hear opinions about investing in this town.
