Ground up calculator

Does anyone have a Ground up construction calculator? Then to calculate sales, timing and commissions for condo? Then VS rental

Thanks!!  I would help build one if anyone has a decent start to one.

I did sit through a neat one a modular home builder had. It went through the entire build whereby you could add site prep, basement & garage pour specifics, septic/grinder or not. Utilities from the road & into the home. Then it produced a materials list of their windows, doors etc etc that they already had & pricing. All of which they had with their labor added. Then you could pull in the proverbial upgrades, kitchen cabinets, bath, fireplace, flooring, HVAC by zone etc etc. Would have loved to snag it but he wasn't going to let me, but there must be one out there somewhere. 

So if you have a modular builder or good architect around you could see if they have something similar that you could buy or pay for the time. Site built is an entirely different animal. We lived through one for my son's new build & it was all over the place for pricing/subs/supply availability & we even added a prayer for on-time, on-budget completion!!!
