Buying property in Receivership

I have access to a number of small units that are in receivership. 6 units, 4  units, 11 units. Owner got sick. Is there a good resource to learn how to take these down? What do I need to be aware of? How is this different than buying a foreclosure, for example? Any help is greatly appreciated. This has been handed to me and I don't want to blow it.
