How do I get accurate numbers for calculators

I'm new here, I have been working the calculators on different properties off the MLS. I am having a hard time with getting accurate numbers to put in the calculators. Such as ARV, and the repairs, vacancies and cap expenditures. Is there a way to go back and double check or a more accurate way other than a guesstimate?
