Using heloc to invest in multi-family out of state

I have a heloc of 100k and have a little over 100k of my own money saved, any tips on how to invest into a multi family complex out of state with the heloc and my own money? Since I’m paying interest would I just have to add my interest payments into my numbers? I want to do at least 16 units and up which I may need a little bit more money for. Any advice? Let me know! Thanks
