Rentals near a railroad...

I have been analyzing a property in Huston, Tx.

The property is a small multi-fam in decent shape (probably about 8k needed in repair) and in a good area. My only concern is that the building is RIGHT next to very active train tracks.

Is this a worthwhile concern? Have any of you had property near tracks or a train station? How much did it affect vacancy rates, tenants, rents, etc?
