House Hacking in a high COLA

Guys, really keen to get my family on the right start to financial "freedom". Keen on the idea of house hacking. I've been curious what calculators those of your in high COLAs have been using to track your metrics to find a "good buy" for an owner occupant duplex to quad-plex. Not a lot of experience, but a helluva lot of enthusiasm to not be a wage slave the rest of my life. Whatever it takes to grow the income!
