What percentage of acquisition fee would you take for a $15 million property?

3% is absurd on a $15M buy as an acquisition fee to the sponsor. If it were anything over 1%, I would be questioning the sponsor/operator and the rest of their fees. Perhaps they make it up in something else but generally, I’m looking at 1% or less for that price point.
