Best Locations for Investing in Multi-family homes in Socal

I live in Irvine, CA and currently looking to invest in a multi-family home as local as possible. I understand that finding the right property around this location will be pretty difficult but I was wondering what are some cities/locations that I may have the best chance to land a home that can produce a positive cash flow.
