Tacoma investors... need help analyzing a deal

Looking at purchasing a 5+ unit property in South Tacoma. Located SE of Tacoma Mall between I-5 and Pacific Ave. Having a hard time finding rent comps. Can anyone familiar with the area tell me how much they would expect an average quality 1-bed/1-bath rents for? Units are small (less than 500sqft).

Run a 4 Square analysis on each unit after checking rental numbers for similar units in the area! Quick and easy- use an amortization calculator with the financial info to get a good idea of mortgage.

This is about a 5-10 minute method to get a quick and dirty idea if it'll cash flow or not.
