jumbo purchase renovation loan for 3 unit multi-family

Hi - I'd love some suggestions. I've done a variety of single and multi-family rehabs (including FHA, conventional and 203k) with both buy and hold and fix and flip strategies.

Any financing advice for a 3 unit multi-family building at $775 that needs $300k renovation? It's a beautiful old Victorian in a great neighborhood and I'm planning to occupy the owner's unit. Prospective cash flow looks great. Preferably I'd like to put 10% down.
