Renting to senior care centers / assisted living

Hello all, I have been contacted by pair of partners running a senior care center,  to run their business in my duplex. It's a 5 bed 4 bath house. What are the different aspects of this kind of rental and how much rent should be as compared to renting to a single family? Thanks.
