Opportunity to wholesale an apartment Unit

Yesterday i was double dipping with listing agents and was giving the opportunity to wholesale an apartment, today i checked out the 1st floor unit Co-op and was able to see the repairs needed to turn the unit into a residential, its going to need a heavy repair. Being a beginner wholesaler should i pass on this opportunity and stick to wholesaling houses or should i take on the challenge to wholesale this 1st floor unit Co-op. The owner is really motivated!!
