If you have a partner involved who is proficient in syndication you could certainly give it a go. If you're planning to do it on your own with no experience in the world of syndication I wouldn't suggest it. The biggest thing investors tend to gloss over is that the second you begin to raise capital you're fiduciary responsibility is of the utmost importance. Since it's your first deal there will be plenty of speed bumps and hurdles and learning on someone else's dime is personally a conflict when it comes to having a fiduciary responsibility.  

I realize not every deal will be a good deal but I'd suggest cutting your teeth on your own dime first before syndicating. It will also give you the confidence for when you start to raise capital.
