Are there any incentives for an investor to purchase a multi- family in an opportunity zone similar to 203k loans if you're not owner occupied?

There are no benefits to occupying a property in an opportunity zone

If someone has capital gains to defer they can do so into an opportunity zone and potentially have tax benefits.
