Sell at the top of the market

As a hypothetical, if you were able to sell all your SFH, where would you put your money? To mitigate capital gains would just put it an opportunity zone fund? I dont think 1031 exchange timing would work in this market. Any other recommendations? Hypothetically of course ;)

Cash. Sit on the sidelines for a good opportunity. My thought is values will come down in the very near future.
