@Terry Hale, hi and welcome to BP!

Please define the word "safe" in a way that 12 randomly chosen people will agree on.

Safe from what?  Risk?  Every investment has risk.  

Safe as compared to what else?  Stocks?  Bonds?  Gold?  Oil futures?  Tulips?  Every investment has Pros/Cons.

Safe in terms of liquidity?  

Safe in terms of ROI compared to what other comparable asset class?

Safe in terms of creating reliable, steady cash flow?

Safe in terms of going up in value (appreciations) over short, medium, or long term?

You're a Financial Advisor by your title, which implies a given amount of savvy when discussing the comparative safety of asset classes.  I think we need a more "fleshed out" question before we can provide helpful responses.

Right now, I don't think ANY investment is as "safe" as it was 6 months ago.  But then again, 6 months ago you'd see a dozen articles a week posted on BP about the "impending real estate crash", and that was before covid 19 didn't make me wonder what 1970's rock band someone was referring to.
