How are you finding deal in this competitive market?

What are you doing to find deals?

Are you solely relying on brokers?

I made that mistake in the beginning. Do not put all of your eggs in one basket. Use other resources.

Now we are using multiple avenues to find deals including cold calling, direct mail, and members of different FB groups. I also want to start building relationships with local PMs in my area.

What is everyone else doing to find deals in this market? Brokers are by far the most effective way but is anyone doing any unique approaches they would be willing to share?

More recently I have been focused on developing relationships with syndicators in markets where I have an interest, and as they need help I will "co-sponsor" deals with them. I offer support in the equity raise, marketing, due diligence, risk capital, net-worth, experience, etc.  Prior to that (and still), definitely broker relationships.
