3 Person RE Partnership Structure Help

Can anyone help me restructure a 3 person real estate holding partnership.  Here is what I have been offered.  1 Million cash available to secure potential properties (2 partners for supplying capitol)

My Equity 50k in T3M Net = 5% /100k = 10% / 200k = 20% / 300k = 25%

My Responsibilities (will receive 5% rent)

Finding properties, inspections, renovations, renting, maintenance after 30 units we will hire a 3rd party recourse to assist w mgmt.

Their responsibilities - Capitol, accounting, financial diligence, refinancing properties

I currently have 14 properties on my own with private money lenders but am now priced out of the market due to the cost of the money and pricing of housing stock.

@Spencer Gray great advise and thank you.  I agree with you and appreciate the new advice on the acquisition fee and I do  understand the getting to 30 faster...  The market has become saturated with buyers even in the larger multi unit market. I think I have decided to pass on this offer due to amount of work..., condition of market in my area, equity (would look more towards 50/50 partner). I appreciate you time.
