I would like to see if anyone can help with some input regarding the valuation of a new multifamily property to be built, still in the planning process and it’s my first project, the lot is going to have 4 units and 1 detached adu and probably another adu that will be converted after i get the certificate of compliance, as it is allowed by the state of California, ive been reading some confusing things about the appraisals of adus, so how does it pan out when it comes to multifamily properties? Would it valued based on noi? I really hope so because it would make a big difference in comparison to comps.
