You provided absolutely no details or numbers, so I would say 1/2% or 1% higher of a cap rate than projects that are selling. The market is very hot right now, so I would guess the property is way overpriced or has some major issues.
You will get much better responses if you provide some information and numbers.
Worst they can say is no so hit them super low!

$233k per door??? Im over here stressing $150k-$180k per door. Try to talk to them and do a physical inspection which includes checking their books too. Make sure all the tenants are paying and paying the amount the seller is claiming he gets per door. GOOD LUCK!
