Dividing lot in Blairsville, GA for manufactured homes,Financing and Planning advise?

Hi everyone, I am looking for advise on developing a 7 acre parcel in Blairsville GA. I already own this parcel with a partner so we are ready to start right away. We are considering dividing into multiple lots and developing with manufactured homes.  Does anyone have experience with a land equity loan for something like this or is there a better option? Any other advice on developing with manufactured homes or subdividing land in the northern Georgia area such as financing, planning and utilities would be greatly appreciated!
