Can you tear down and build new residential construction on commercial zone?

Hi BP,

I have a lead that came in today that wants to sell me their property. It is completely dilapidated and the value is in the lot. This is a residential property but it is zoned as commercial. However, the properties next to it and across are all residential properties. Any advice is appreciated, thanks.

You can petition the jurisdiction to change the zoning or to get a variance.  The process (and the level of difficulty) will depend on your specific municipality.

I would chat with your local Department of Zoning...
