Contract to allow renovation while seller is still in property

Hello BP, we will be closing on a wholesale deal we have and starting renovation next week. The agreement we had with the seller was that we would allow them to stay and live in the house for two weeks after we close escrow. I want to have my guys start the rehab on the exterior while the tenants (currently the sellers) are still living there. We only have one month from the time of closing to complete rehab so I want we need to get started asap. Does anyone have some type of contract or agreement form they can share that states something about us not being liable for anything that happens to the tenants or to their belongings while they are living on the property?
