How do I find capital to build spec house?

I own a small construction company with a partner for the last 5 years, we mainly do high end finish carpentry in high end homes largest being 15,000 sqft. We have a combined 40+ years experience in the residential construction world and want to start building on our own. We already have a vast network of subcontractors and our area is booming. Our only problem is having capital to start building. Credit isn’t perfect and not much credit history as we have ran our business without debt. Are there investors out there looking for new builders to build specs, or am I just dreaming? I’d like to find an investor(s) that will pay to have a spec built.
