Spec Home vs Rehabbing Home - Please Advise (General Contractor)

Hello, I'm considering building a spec home due to the lack of inventory for rehabs. I'm wondering if I should find a "builder" who has experience building houses or if I should be able to keep using the current contractor I use? I've seen him build additions before, but I don't believe he has ever built a house. He's a very trustworthy guy and knows how to coordinate well between the city and his workers. Could anyone advise if I should be fine keeping my general contractor to build this spec home? Thanks all.

Get a home builder! Issues with surveying-setbacks, easements, water and sewer mains and alignment, elevation and drainage come into play and are usually not considerations in rehabs or additions. You will also be in more of a phase of construction approach where timing of labor, ordering materials and financing can be a factor and cost you more if not properly managed.

Your guy might be able to do it, but I would want experience and not hope his first time was timely and successful, IMO.
