What would be the best loan to purchase investment property?

Any loan you can get. Banks don't like lending on investments that don't earn money.

Local and regional banks will lend on land but you need to put up 25-40% down depending on your financials.

Are you buying land as an investment? Planning to resale or build on it? There are real estate investors that specialize in land. Some of them have courses/networks, where they also have a network of investors and lenders, just for land buyers. Let me know if you need some examples.

Check with local and regional banks, also credit unions. You may also have a county land bank that specializes in land, farm, and ranch lending. Also, ask for seller financing. Sometimes the seller needs income with a good guaranteed rate, even more than they need cash.
